Booking for Lazy Bear Week Begins the first Monday in February (February 2nd, 2026). A lottery is held at 10 am on Monday, February 2nd at the hotel. Rooms for booking LBW see below for addtional details.
A one night deposit is required on most reservations and a two night's deposit on Lazy Bear reservations. Once a booking is confirmed Cancellations are subject to a $25/$50 LBW. Regular Cancellations made 8 days prior to arrival will receive the deposit less a $25 cancellation fee. Cancellations made 7 days or less will lose the full initial deposit made for their room and may be responsible for additional days not able to be rebooked. Holiday and special event periods 31 days prior will receve the deposit less the $25 cancellation fee. Holiday and special event periods 30 days or less will lose the full initial deposit made for their room and may be responsible for additional days not able to be rebooked.
Special circumstances: Lazy Bear Week, July 27 through August 3, 2026, 7 night minimum is required for reservations. Cancellations must be made prior to 31 days to receive the initial two nights deposit made for your room, less the $50 cancellation fee. Cancellations made 30 days or less will lose the deposit made for the room of two nights deposit and may be subject to additional room nights if not re-reserved for 7 nights. During Lazy Bear Week we strongly discourage guests from bringing dogs as it is not fair to the animal or guests participating in the event.
All rooms are non-smoking of any kind. A $150 cleaning fee will be charged when we find any evidence of smoking to your credit card to make the room Allergy Free again.
You must be 21 or older to stay at The R3 Hotel. Children are welcome at the restaurant, Baked on the River, during their open hours.
A major credit card is required to secure a room, (American Express, Discover, Mastercard, Visa) Debit cards are not a major credit card.
Pet Policy:
Because of past expereiences, we only allow pets 30 lbs and under. A PET CHARGE of $35 is assessed per dog per stay and a maximum of 2 dogs. Pets need to be socialized; on a leash at all times, and vaccinations must be current. Only the 2 residence pets (Boomer and Will) are allowed to be off leash, please do not feed them. We love dogs in most of our rooms!! Please, NO cats, birds, reptiles...
